Where does your property end and the public ROW begin? Will the seating have any cushions? How do your second floor occupants enter the building? Will then walking into the patio eating area be ackward? Suggestion to take a look at the Flying Pig furniture because they also have a tight space. Motion to approve with the condition that the fencing is 36".
